Aoyuan Management : The shot into the high end site, partly because the market demand and our projection of a more prosperous Nanhai future ahead. And it has always been our wish to create benchmark projects to enhance Aoyuan's goodwill in Foshan. The project itself located at the junction of Guangzhou and Foshan, it is expected Guangzhou high-end customer would be attracted. Taking into account market capacity and potential of the zone, the land cost appears to be reasonable and within our estimation.
Current market unit price of the zone stands around @12500 for residential premise. Aoyuan is looking forward for a 10% rise in the coming two years. China Railway Construction International purchased a site in 2013 at AV 9420, adjacent to the Aoyuan one. Phase One of the estate (中国铁建国际公馆) would be launched in 10/2015 with an estimated unit price up to @14000.

10/9 奧園地產宣布取得廣州番禺區蓮花山優質住宅地塊委託開發權,總建築面積約為 28 萬平方米。委託方以土地作價出資,奧園地產按項目銷售收入的 20% 向委託方支付收益。
30/9 奧園地產再次在土地市場出手,以 10.87 億元奪得佛山南海區桂城街道廣東金融高新技術服務區 B 區 03-02-10、03-02-11 地段,總建築面積約為 11.6 萬平方米。
目前地塊周邊已聚集中海、保利、万科、萬達、佳兆業、中鐵、招商等實力房企。其周邊的住宅價格也普遍在萬元以上,而同在金融 B 區的 濱江 1 號售價約 1.2 萬元/㎡,相隔一條海八路的 南海萬達廣場 住宅此前價格也在 1.5 萬元/㎡左右。交通方面靠近海八路沿線,通過海八路立交可接佛山一環東線,地鐵廣佛線也從其南邊穿過,設有金融高新區站,出行比較便捷。
